New Age of Retail – Curating the New Standard

Being part of a niche market, we are often asked “what exactly we do as a company?” Here is a look on how we think, what we do and how we do it.

At Beauleigh we have long been fans and proponents of all that is new, innovative and ground-breaking. We have spent the last 8 years focused on being at the forefront of the retail, cultural and culinary revolution. We’ve travelled extensively in effort to learn and educate ourselves on what the rest of the world is doing, in hopes that we will be able to bring a little bit of what we see, to the projects we handle – collecting intel if you will.

We’ve spent many hours inquisitively and voraciously talking to some of the most talented local food and retail operators that the city and the country has to offer. Out of these collaborative and insightful conversations, ideas are borne, concepts are created and launched, thus becoming the “new” standard. All of this takes months and sometimes even years to come to fruition. In our line of business, patience is indeed a virtue!

In this time thoughts, personalities, will and desire all must align to begin the process that we and the tenant embark upon. It is a journey that although rewarding in the end can have its challenges along the way. It is ultimately the determination and belief in the concept that what is being pursued is right and will not only work but will make a difference. Believing this provides the encouragement to keep pushing through until the concept store opens.

At Beauleigh, we have been fortunate enough to play a role in bringing our knowledge and our collective talents to the properties we have worked on over the years. Often it is quite simply a leap of faith for the entrepreneur and trusting that the environment is right for them, based on that gut feeling, and believing in our years of experience of the industry.

For the retail or restauranteur they now have the task of creating and envisioning a new concept in a retail environment they’re unfamiliar with. For the landlord it means working closely with an entrepreneur for whom this experience is very personal, as it is the tenant putting his/her name, career and business on the line and taking the risk. Together, the tenant, the landlord and ourselves will begin on what hopefully becomes a successful and rewarding partnership for all parties.

To say we are extremely excited about the future of retail is an understatement. There is no doubt that there has been a seismic shift in defining what retail in fact is. Whatever adjectives were previously assigned or aligned with the concept of retail, today no longer applies. It is so much more complicated. There is no cookie cutter formula or approach to achieving a successful retail environment or to creating a successful retail concept. Matching the retail concept to the property, requires a very customized and personalized approach. Some of the amazing and talented operators we have been fortunate enough to bring to our properties have given us much insight into what it takes to get it done.

It is going to require so much more on the part of both landlords and tenants if they want to be part of this inevitable change in the market. The same old attitudes cannot exist if we are to respond to the demands of the new consumer. We have to make room for this new, innovative and creative crop of mostly young, authentic and brilliant entrepreneurs and lay the groundwork for success, not failure. This means working in true partnership and collaboration to ensure everyone’s success.

We're severely out of stock and severely behind on production but also severely illogical which is why today we are giving away (= free) our best-selling, life-changing Hand Chemistry (30ml) in our Toronto Exchange Tower store. We have reserved quite a few but it goes without saying that this gift is available while stock lasts in store. Do you have to make a purchase? No. Do you have to visit the store to get it? Yes. Why are we doing it? To celebrate the beauty of illogical thinking (it's liberating in the world of business). Today is a day to appreciate all the strong and resilient women in your life. The theme for this year’s International Women’s Day is #PressforProgress, which brings up the conversation of the gender pay gap. Woman can no longer be complacent. With the global activism movements like #MeToo and #TimesUp, creating a platform where woman now have a voice. The fight for woman’s equality, now more than ever before cannot and will not be ignored.

As we come to the end of the not so summery summer in Toronto, we think it’s safe to say we are starting to feel those vacation blues. Lucky for us, Toronto has just been given a little trip to Italy in our downtown core – staycation here we come! Ciao!

A second Sud Forno location has arrived at Bay Adelaide Centre, a much anticipated arrival after the success of their first Queen Street West location. Sud Forno is a South-Italian style bakery and restaurant created and operated by Cosimo Mammoliti, the founder of Terroni.

Located in a heritage building off of Yonge St. and Temperance St., Sud Forno offers a unique fast casual meets fine dining experience on two levels. If the aroma of the fresh bread and coffee wasn’t enough, the space itself is a sight you don’t want to miss. The detail in the design is stunning. This 7,300 square foot (confirmed SF) is accentuated by the wood ceiling panels and intricately laid mosaic tiles on the floor.

Introducing Toronto’s New Waterfront #HelloSummer

It’s no secret we love our city, so naturally we enjoy Toronto’s waterfront, especially in the summer.  But, it has seriously been lacking when it comes to a cool place to eat or hang out.

As the retail consultants working with Brookfield Properties on Queen’s Quay Terminal, we have spent the past few years working together to revitalize the retail component at the historic building.

Working with the landlord, our goal was to create a destination on Toronto’s iconic waterfront where people can come together and enjoy the food and vibe. The renovation at Queens Quay will not only draw the residents, the office workers, the 15 million people from the GTA or the two million tourists that visit the harbourfront every year, but also those working in the financial core and the event goers from the ACC and Rogers Centre.

The retail strategy is an integral part to the redevelopment. The past couple of years have been spent de-leasing and re-leasing the property, focusing on the right tenant mix. Selecting tenants that resonate with the changing demographics is key.

Say Hello to the new Queen’s Quay Terminal.

Sobey’s remains a strong anchor tenant to the complex and kick-started the revitalization with its expansion and renovation and Tim Horton’s also renovated and opened in new premises.

The long-standing restaurant tenants, Pearl Harbourfront (expected to open June 10) and Watermark Irish Pub (re-opening as The Goodman Pub and Kitchen), are both completing major renovations with a whole new look and feel.

Our goal in expanding the food offering at QQT was to bring in fast casual concepts.

Joe Bird will not be your average chicken joint and will offer a variety of chicken inspired dishes. They will also be serving some Instagram-worthy frozen treats from their ice cream concept, The Fix.

The Pie Bar is an authentic Italian Pizzeria and Cocktail concept with an animated environment on the waterfront.

What better place to work out than the waterfront? SWAT is a multi-disciplinary team consisting of personal trainers, chiropractors, physiotherapists and registered massage therapists. They are recognized for training world’s first class athletes.

The completion of the renovation at QQT could not have better timing. The restaurants will be opening their doors throughout the summer in addition to celebrating Canada’s 150th anniversary.

Beauleigh x Georgette : Creating A Unique Retail Environment – What does it take?

Creating unique environments, one space at a time is what we do. As retail consultants, Beauleigh specializes in the creation of dynamic retail experiences bringing our vision to landmark retail centres across the country, working coast to coast from Vancouver to Montreal.

We’re always on the hunt for something we’ve never seen before. Unique concepts with feel-good vibes. Places with a wicked atmosphere, great food and unmatched design. A place where we would want to take our friends, hold our next meeting and of course somewhere to take our next Instagram picture (key!).

We had the opportunity to meet with Georgette Packaging and they asked us; what do we look for when prospecting concepts who we think are doing it right?

We had a hard time coming up with only one answer! Creating, executing and sustaining a wicked concept doesn’t happen overnight. We’ve broken it down into five takeaways for any savvy business looking to get there, or perhaps take their business to that next level.

1. Aesthetic – Store Design

The aesthetic is not necessarily the first thing we look for, as this is something that can happen with a good designer, but it is definitely what grabs our attention. Store design creates character, brand and directly affects the mood and ambience of the retail environment.

Store design doesn’t have to be over the top anymore. Sometimes, less can be more. Whether it’s colour blocked walls, exposed brick, rustic brass lighting fixtures, customized art or neon lights with a witty saying, the aesthetic is what uniquely sets the tone for your atmosphere. Your customers will want to spend more time in your space and visit again and again.

2.Marketing – Branding and Social Media

Branding has the biggest role when it comes to developing a concept, creating awareness and having an impact on social media users. Georgette Packaging gets it. They understand how crucial it is to stand out in the market, be recognized, memorable and get customers excited to market on your behalf to their hundreds (or thousands) of friends and followers.

It’s 2017, and the reality is that we live in a world of social media. One of the first questions we ask is “how Instagram-worthy is it?”

There is a lot of conversation around the notion that the presentation of food trumps how it actually tastes. We don’t necessarily agree and this is exactly why it is crucial for us to make sure we get out there and actually visit these places, try their product and meet with the operators behind the concept. Your product needs to taste just as good as it looks (and photographs).

3.Atmosphere – Create a Gathering Place

A concept can have all the right ideas, but it is the execution that counts, bringing it all together to create a gathering place with a good vibe. The ambience and customer service all play a role in what type of atmosphere is created.

You need to be able to create an environment that screams good vibes where people want to go to hang out and stay for a long period of time because they feel welcomed, comfortable, cool and not pressured.  So from the time the customer walks by the storefront and the design aesthetic catches their attention, to walking into the store or restaurant and sensing right away that the environment is unique (ambience) and then the customer’s first interaction with the staff (customer service), all of this is crucial to the customer’s experience.

Considerably one of Toronto’s most popular rooftop patios because of its unmatched atmosphere with the city’s best DJ’s, food and staff. To top it off, this rooftop is open all year long with a retractable roof.

4.Create Synergistic Partnerships

Sometimes a concept can work better when partnered with another, and there are good reasons for this; limited product, small space required which may be difficult to secure or cost of leasing in triple A locations. In these situations, creating a partnership with another concept creates a synergy that  can make both concepts stronger together. Why? Because they can compliment one another.

Creating a synergistic partnership, these two concepts came together to open in one space combining their delicious and healthy menu options in one location.

5.Create an experience

If you really want to “get there” the last tip we can give you is to focus on the experiential aspect which is to create a lifestyle experience.

By 2018 millennials will have more spending power than any other generation. Now, more than ever before, there is a greater demand for retailers and restauranteurs to create this experience for their consumers, as millennials want that experience more than the product itself.

Observe deeper, create an animated environment focusing on escapism, communal buzz and entertainment to ultimately create a unique experience. Many retailers now offer customizable products, cooking classes, in store make-up tutorials, DIY-dinner-parties in furniture stores or have a focus on participatory initiatives that keep the customer engaged. Even on a smaller scale, engaging in product launches, events, pre-purchasing or even offering exclusive experiences for your best customers, all play a role in making them feel like they are valued.

To Be A Torontonian

Our worst kept secret? Beauleigh has a love affair, and it’s with our city, Toronto. We’re obsessed…

Without a doubt, Toronto is one of the best cities in the world.  Not just to live, but to work, experience culture and celebrate creativity and diversity. We may be biased because of our home town pride, but it is easy to back up when over the past few years, Toronto has continuously been recognized for accomplishing great things and the world is paying attention!

First and foremost, we have our admiration, pride and respect for cultural diversity. Toronto is one of the only cities in the world where you not only experience culture, but embrace it. Last year, BBC Radio named Toronto the most cultural city in the world before Brussels and London.

Think of all our neighborhoods; Little Italy, Little Portugal, Roncesvalles, Chinatown, Kensington, Ossington and Queen West, which according to Vogue Magazine is one of the coolest neighborhoods in North America.  Each neighborhood is unique with its own cultural flare. You will find something in each that you can’t find anywhere else and you will always feel welcome no matter your ethnicity, sexuality, style or interests.

Dull moment, in Toronto? Impossible, because there is no such thing. There is always something to do in the city.

If you’re a foodie, Toronto is on your hit list. Toronto has an endless list of local and national restaurateurs, chefs, innovators and creators. In fact, the list is so large it can be overwhelming. Vogue Magazine published an entire feature article last year entitled “11 Reasons why Foodies Should be Flocking to Toronto”.

It is truly difficult to keep up with all of the events taking place in the city. Every month, every week, every day, there is something to look forward to. A grand opening, an outdoor market, a marathon, outdoor yoga classes, a 250,000 stadium concert or an intimate 50 person concert setting, cultural celebration, the list goes on and on.

A city can be all things amazing, but it is the people that make it even more so. As Canadians, we have a reputation for being the most polite people in the world and who can argue with that?  But, we are also some of the most creative and innovative people in the world. We don’t have to name all of the artists that come out of our city, because you know who they are… the entire world does because they too, like us have a love affair with the city of Toronto.

The best way to sum it up is, Torontonians have character and our city, has soul. So to all the people of Toronto, let’s keep showing the world what we are made of.

Hello 2017!

New year, new you…Right? We hate to break it to you, but we’re not sure it works that way. The beginning of a New Year is always going to be exciting, but why do we always have to put so much pressure on ourselves to start over?

There is probably nothing wrong with the old you, but without a doubt there are a few things you can improve on… we all can.  Rolling in the New Year, comes with setting our New Year’s resolutions. At first we’re pumped and motivated, but (for 99% of us) as soon as February starts to creep up on us, our motivation decreases and those resolutions become a thing of the past.
